Our Process

Any potential tenant will be asked to complete and application form, we will discuss these with you and will advise on our opinion as to the most suitable tenant, we will not be held responsible for any tenant’s accepted by the landlord whereby the landlord refuses a credit check.  The credit checks can give us a clearer picture of tenant’s financial situations and may have a bearing on potential future payments. Upon agreed and passed checks, we will produce an Assured Shorthold Tenancy under the Housing Act 1988, this will be for a time agreed by yourself as landlord and us as an Agent, standard tenancies start at 6 months.   Please be aware that to seek possession of your property back the notice stands at 2 Months’ notice.  Please do not underestimate the time involved in court proceedings should a tenant not vacate your property when given notice. It is a criminal offence to evict a tenant without a court order and these can take anything from 3/6 months.  This is why it is important to choose your Agent wisely.

  • Upon finding acceptable tenants from our viewings, we will discuss with you as a Landlord firstly before agreeing to a tenancy agreement.
