Our Process
Any potential tenant will be asked to complete an application form which will be handed to you at the viewing stage of the property. If you are successful you will be asked for a holding fee to be paid to Seal lettings Ltd which is one week of your deposit.
Seal Lettings will carry out Credit checks, which will give us a clearer picture of your financial situation, if these are all successful you will be asked for the remaining deposit and the first months rent.
Upon agreed and passed checks, we will produce an Assured Shorthold Tenancy under the Housing Act 1988, this will be for a time agreed by yourself as landlord and us as an Agent, standard starts at 6 months. Please be aware that to seek possession of your property back, the rules are ever changing.

The Forest of Dean has many quality features along with small hamlets and hidden villages, Parkend, Lydney, Coleford, Cinderford, Mitcheldean, Littledean, Lydbrook, Woolaston, Aylburton, Symonds Yat, St Briavels but to name a few. The Removal of the Severn bridge Toll made it easier for many tenants to have the pleasure of living in the Forest of Dean and commuting to Bristol somewhat 30/40 minutes away.

Tenants Applying for a Property with Seal Lettings Ltd
We will require you to complete an application form, upon acceptance we will require you to pay a week of the deposit as a hold fee payable to Seal Lettings Ltd, the fee is non-returnable if you withdraw for any reason, or we receive failed credit checks. We will return your hold fee if a Landlord withdraws from the let.
The referencing will be undertaken by a referencing company, your landlord and employers will be contacted.
When your application is successful, we will request the remaining 4 weeks of the deposit to add to your already paid hold fee. We will then register your deposit with the DPS (Deposit Protection Scheme). The deposit will not be returned until the end of the tenancy, upon checking that all rent is full in full and up to date, all utility bills are paid up to date and the property is in a returnable condition, inventory will be checked and cross referenced.

- Holding deposit (per tenancy). One week’s rent.
- Security deposit, five weeks’ rent.
- Unpaid rent
- Lost key(s) or other security device(s).
- Variation of contract (tenant’s request) £50
- Change of sharer (tenant’s request) £50 Early termination (tenant’s request).
